Since September 1, 2026, the regulatory and financial framework for renovation has changed enough to render most planning guides published before this date obsolete. Here, we detail the technical and administrative points that truly condition the success of a home renovation project, beyond the perennial “conduct a site assessment.”

Recent Regulatory Constraints and Impact on Project Phasing

Decree No. 2026-822 of August 25, 2026, has significantly refocused MaPrimeRénov’. The “gesture-based” pathway now excludes insulation alone, ventilation, wood-biomass equipment, thermodynamic water heaters, and solar thermal systems in mainland France for any applications submitted from September 1, 2026. This refocusing directly alters the order in which we recommend sequencing the work packages.

In practical terms, a homeowner who planned to start with attic insulation and then address heating the following year will lose access to aid for the first item if they submit each gesture separately. The logic of extensive renovation becomes the only financially viable path.

For individual homes, the aid application requires at least two categories of insulation work and a minimum gain of two energy classes. It also excludes projects that retain gas, oil, or coal heating after the work is completed. Before even contacting a contractor, it is essential to verify the project’s compatibility with these criteria, or risk submitting an inadmissible application.

We observe that many project owners still confuse the mandatory energy audit (required for the sale of properties classified F or G) with the audit required for the supported pathway of MaPrimeRénov’. These are two distinct documents, and the latter must be carried out by a certified Mon Accompagnateur Rénov’ advisor.

Global Energy Renovation: Designing the Project Before Estimating the Work Packages

A well-managed renovation project starts with the technical definition of the overall project, not by collecting quotes for each work package. We recommend finalizing the renovation scenario (insulation, ventilation, heat production) before consulting companies. The current framework for aid requires presenting a coherent project, validated by an audit, to access the most subsidized renovation work on Maison Info.

Prioritize the Thermal Envelope

The technical sequencing has remained the same for decades: first, address the envelope (walls, roof, ground floor, windows), then ventilation, and finally the heating system. Insulating without revising the ventilation creates a risk of condensation and degradation of the building. Installing a heat pump before insulating oversizes the equipment and degrades its efficiency.

Ventilation must be systematically reconsidered whenever the airtightness of the housing is modified. This is the most frequently overlooked aspect in self-managed projects.

Incorporate Energy Decency Standards

Landlord owners must also anticipate the energy decency timeline. Properties classified as G are already subject to rental bans. Properties classified as F will follow. A renovation project aiming for class E without any margin for maneuver exposes the landlord to having to restart a project a few years later.

Budget and Financing: Balancing Between Supported Pathway and Self-Financing

The natural reflex is to estimate the cost of the work and then look for available aids. We recommend the opposite: first identify the aid pathway compatible with the project, then adjust the budget based on the actual remaining costs.

  • The supported pathway MaPrimeRénov’ finances extensive renovations (minimum gain of two classes, two insulation gestures, elimination of fossil fuels). The aid amounts are significantly higher, but the administrative and technical constraints are heavy.
  • The gesture-based pathway, restricted since September 2026, now only covers certain decarbonized heating equipment and a few specific operations. It remains relevant for replacing an oil boiler with a heat pump, for example.
  • Pure self-financing (zero-interest eco-loan, advance loan) remains an option for households that do not meet the conditions of the supported pathway or who refuse the administrative delay.

The financial setup conditions the project timeline. A MaPrimeRénov’ supported pathway application requires a prior audit, the designation of an advisor, and then processing by the ANAH. This delay, often underestimated, can postpone the start by several months.

Construction Waste Management and Responsibilities of the Project Owner

Regulations on construction waste are a recurring blind spot. The project owner is responsible for the traceability of waste produced on their site, even when delegating execution to companies. Waste tracking slips must be retained.

Every quote must specify the methods for waste removal and treatment, along with the associated costs. A quote that does not detail this item is incomplete and serves as a warning signal regarding the seriousness of the company.

Materials containing asbestos (floor tiles, ducts, spray coatings) require an asbestos diagnosis before work for any old building. The absence of this diagnosis exposes the project owner to penalties and significant additional costs in the event of accidental discovery during the project.

The success of a renovation depends less on the quality of the finishes than on the rigor of the initial framing. A project anchored in current regulatory constraints, a coherent energy scenario validated by an audit, and a financial setup adapted to the chosen aid pathway form the technical foundation without which the project drifts, both in cost and timeline.
