Renovating a house involves very different realities depending on the condition of the building, the available budget, and the objectives pursued. Some work improves daily comfort, others enhance the energy performance of the home, and some combine both. Identifying priority projects before starting helps avoid scattering efforts and allows for making the most of every euro invested.

Energy renovation: the bouquet of work logic changes the game

Since the reform that came into effect on September 1, 2026, MaPrimeRénov’ favors extensive renovations over isolated interventions. Specifically, a simple window replacement no longer qualifies for this aid in the gesture pathway. To access the extensive renovation pathway, a home classified E, F, or G must aim for a gain of at least two energy performance classes and include at least two insulation measures.

This requirement encourages a rethink of the work strategy. Instead of insulating the attic one year and then changing the boiler the next, it becomes more advantageous to group these projects together. Isolated work can still receive aid if integrated into an extensive renovation, or through energy savings certificates (CEE) and the eco-PTZ, as specified in decree n° 2026-822 of August 25, 2026.

For a single-family home, keeping a gas or oil heating system may even prevent obtaining MaPrimeRénov’ for an extensive renovation. The stated goal is to simultaneously address energy performance and decarbonization of heating. Before planning your work, a visit to France Rénov’ allows for centralizing procedures and checking current eligibility conditions.

Among the work proposed by Bricotronique, several categories of projects correspond to this bouquet logic, from wall insulation to the installation of a low-carbon heating system.

Insulation and building envelope: where to start

The building envelope (roof, walls, ground floor, windows) represents the first lever for thermal improvement. The roof is responsible for the largest share of heat loss in a poorly insulated house. Addressing this issue as a priority produces a measurable effect on comfort in both winter and summer.

The walls are the second area to examine. External insulation offers the advantage of eliminating most thermal bridges, but it alters the appearance of the facade and sometimes requires prior declaration at the town hall. Internal insulation is generally cheaper and can be done room by room, at the cost of a slight reduction in living space.

Choosing insulation materials according to the area

  • For lost attics, bulk insulators (cellulose wadding, blown rock wool) allow for quick implementation and cover hard-to-reach corners.
  • For walls, rigid panels (expanded polystyrene, wood fiber) offer good mechanical strength and can be adapted for both external and internal insulation.
  • For the ground floor, insulating panels fixed under the slab from the crawl space or basement limit cold rises without affecting the existing flooring.

The choice of material also depends on the local climate and the configuration of the home. A prior energy audit identifies the most profitable areas and directs the budget toward the most impactful work.

Interior renovation work: painting, coverings, and room layout

Interior improvement work does not always require a significant budget to transform a space. Repainting the walls and ceiling of a room remains the project with the best cost-benefit ratio. A suitable color choice alters the perception of volumes: light colors visually enlarge a narrow space, while a dark accent wall structures a large open room.

The flooring also deserves special attention. Replacing old tiles with click vinyl flooring or floating parquet can be done without major work and improves acoustic comfort. In a bathroom, prioritizing moisture-resistant materials extends the lifespan of the renovation.

Rearranging the space without demolishing walls

Optimizing the layout of a room does not necessarily require demolition. Repositioning furniture, adding high storage, or installing an interior glass partition can sometimes create a sense of more generous space. The glass partition allows natural light to flow between two rooms while maintaining a functional separation.

Integrated storage under stairs or in converted attics utilizes often wasted volumes. These arrangements require a moderate investment and free up usable space in the main living areas.

Home renovation budget: balancing comfort and property value

Not all work is equal in terms of return on investment. Thermal insulation and replacing an outdated heating system improve both daily comfort and the energy performance class of the home, which directly affects its value in case of resale. Renovating a kitchen or bathroom appeals to potential buyers but costs more per square meter.

Grouping work reduces labor costs and simplifies coordination between trades. Having a drywall installer and an electrician work simultaneously avoids having to redo finishes twice. This approach aligns with the bouquet logic imposed by current aid schemes.

  • Prioritize insulation and heating work to access available aids (MaPrimeRénov’ extensive pathway, CEE, eco-PTZ).
  • Plan finishing work (painting, coverings, layout) after the structural work to avoid degrading new finishes.
  • Request several detailed quotes by area to compare material and labor prices in your geographic area.

A well-sequenced project, even spread over two or three years, yields better results than a succession of small projects decided in haste. The key remains to start from an accurate diagnosis of the home, whether it is an energy audit or a simple room-by-room assessment, and then prioritize areas according to their real impact on comfort and property value.
